Million-dollar field no odometer

We would never buy a car without asking about its history. Why do we manage million-dollar fields without one?


I recently had to buy a new car. Like most people making that kind of purchase, I paid attention to more than how it looked. I considered mileage, reliability, maintenance requirements, warranty coverage and what it would likely cost me over time.


From the moment a car enters service, it begins recording its life. The odometer tracks every mile. The dashboard monitors operating conditions. Warning lights identify potential problems. Maintenance records document what has been done and when. Even after the car changes owners, much of its history can follow it. A car remembers—even when its owner does not.


Now consider a synthetic turf field. It can represent an investment of more than $1 million. It may host thousands of athletes, hundreds of events and years of practices, games, tournaments, camps and community use. But ask how much the field has actually been used, how its performance has changed or what has happened to it since installation, and the answers are often much less certain. There is no odometer. There may be an installation date. There may be a maintenance contract, a few repair invoices and test reports stored in different folders. Someone may remember when infill was added or when a seam first became a concern. But there is rarely one continuous history of the asset.


Calendar Age Is Not Field Mileage


Fields are commonly described by their age. It is a five-year-old field. An eight-year-old field. A field approaching replacement. Age matters, but age alone tells us very little about what the asset has experienced.


Two fields installed on the same day can have completely different operating lives. One may host a limited college competition schedule and receive consistent maintenance. Another may support multiple teams, physical education, marching band, camps, rentals and weekend tournaments. They may be the same age on paper, but they do not have the same mileage. Even hours of use would not tell the entire story. Five hundred hours of competition is different from 500 hours of community use. Concentrated drills affect a field differently from full-field play. Snow removal, equipment traffic, infill loss, drainage conditions and maintenance practices all influence how the asset changes.

An odometer would help, but a field needs more than a mileage counter. It needs a condition history.


The Field Does Not Remember


A facility director may know exactly where problems have developed and what has been done to address them. A coach may remember when the field began feeling harder. A maintenance employee may know which areas repeatedly lose infill. Then someone retires, changes jobs or moves to another department. The field remains, but much of its history leaves with them.

This is not a failure of the people managing the asset. It is a failure of the system surrounding it. Institutional knowledge is valuable, but it is fragile. It often lives in memories, email threads, individual spreadsheets and conversations that were never formally recorded. That may be manageable for a minor piece of equipment. It is a dangerous way to manage a seven-figure capital asset. The field does not remember.

The organization has to remember for it.


A Snapshot Is Not a History


Most fields are evaluated at some point during their lives. Testing may be performed. A repair assessment may be completed. Maintenance recommendations may be provided. Those evaluations can be valuable, but a single assessment is still only a snapshot. An odometer becomes useful because yesterday’s mileage can be compared with today’s. A medical test becomes more informative when a physician can compare it with the patient’s previous results.


Field data works the same way. One measurement tells us where the field is today. Repeated measurements begin to show where it is going.

  • Is infill depth gradually declining in the same high-use areas?

  • Is surface hardness increasing?

  • Are repairs becoming more frequent?

  • Is drainage performance changing?

  • Are conditions stable, or is deterioration beginning to accelerate?


No records, no car

The direction of change is often more valuable than the individual number. Without history, every assessment starts the conversation again. With history, each assessment adds another chapter.


What Would a Field Odometer Actually Record?


A useful field history would not need to capture every practice or document every cleat that touched the surface.

It would need to preserve the information required to make better decisions:

  • When the field was installed and what systems and materials were used

  • How the field is used and whether use intensity has changed

  • How measurable conditions are trending

  • Where infill has been lost, redistributed or added

  • What maintenance has been completed

  • Which repairs have been made and whether problems are recurring

  • How performance compares with previous assessments

  • Whether the projected replacement window is moving


Together, that information becomes the asset’s service record.


Know the past with records.

It allows a new facility director to inherit more than a field and a folder of invoices. It gives leadership a defensible basis for maintenance and capital planning. It helps an organization distinguish between a field that is aging normally and one that is beginning to change faster than expected. Most importantly, it turns field management from a series of isolated reactions into a continuous process.


The Score Is Not the Point


This is part of the thinking behind the Turf Performance Index. The objective is not simply to assign a field another score. A number without context quickly becomes another snapshot. The greater value is in building a consistent record of condition, performance, maintenance and change over time. The TPI establishes a common reference point, but the trajectory tells the more important story.

  • Where was the field?

  • Where is it now?

  • Where is it heading?

Those questions can influence maintenance priorities, repair decisions, budget planning and eventual replacement. They can also preserve knowledge that would otherwise disappear whenever responsibilities change hands.


A FIS is a record for a synthetic turf field.

The goal is not to predict the future with absolute certainty. Physical assets are too complicated for that. The goal is to reduce how often the future arrives as a surprise.


Owning an Asset Is Not the Same as Knowing It


We would not evaluate a car solely by the shine of its paint. We would not ignore its warning lights because it still starts. We would not replace it automatically on its tenth birthday without considering its mileage, condition and repair history. Yet fields are frequently managed in exactly those ways.


They are assumed to be healthy because they are still green. Problems receive attention when they become visible. Replacement is estimated primarily from installation age because there is not enough information to make a more informed projection. That is not asset management. It is ownership without memory.


A synthetic turf field does not need a literal odometer mounted beside the scoreboard. But every major field asset should have a history that travels with it—a record that becomes more valuable with every year of operation. A $30,000 car already does. A million-dollar field should too.
